Tight lending practices have reduced the competition for a plethora of desirable real estate assets to a handful of high-net-worth individuals and real estate investors. ECG's competitive advantage derives from the enormity of its collective financial capacity. Also, the Group's established relationships and long-term credibility in the real estate and banking industries induce preferential deal flow and early access to buying opportunities. ECG managers use a proven methodology to make safe, well-thought-out investment decisions, while the banks rely on the team's 50+ years of combined experience as a valuable resource for portfolio analysis before making real estate deals available to the public.
 
ECG's proprietary data analysis system enables the Group to make specialized, comprehensive evaluations of sub-markets. This system and proprietary knowledge allows the Fund Managers to diversify investments, which serves to protect our investors.

Our Competitive Advantage

Each investor receives a 9.68 percent preferred return on their investment. They also have the security of being "last in and first out".

Between 60 and 90 percent of real estate purchases will be wholesaled upon reaching an acceptable level of value. The proceeds from this sale will be reinvested to acquire more real estate, a process which can occur as many as three times per year over the course of five years. This turning of quick and moderate profits has a multiplier effect on the creation of investor wealth. Investors will then receive cash distributions until 100% of their capital contribution is returned.

A smaller percentage of acquired real estate assets will be hand-selected and held for sale on the retail market, after they have been assessed by ECG to hold the highest appreciable values. Since these deeply discounted assets are purchased in volume from banks, hedge funds, private investors, private equity funds and homebuilders, investors can expect a probability of a high return when the assets are eventually sold.

 

Outlook

The future is very promising for well-informed, strategic investors. The historical downturn in real estate prices has created investment opportunities that will pay handsomely, as it is probable that the market will rebound quickly in the appealing, high-growth states targeted by the Fund. To this day, many investors regret not acting on early-offer opportunities prior to public awareness and participation driving prices back up. The Westward Fund offers such an opportunity.

Investors will also have access to a secure area of The Westward Fund website so that they can login and obtain up-to-date information. The Westward Fund will be audited from inception to completion by a third party accounting firm.
